Koru Pacific was retained to provide and evaluate alternate development strategies for Phase 2 of Ka’upulehu on the Big Island of Hawaii and to prepare a concept plan and financial analysis for a new residential project concept.
Ka'upulehu is luxury real estate development community on the Kohala Coast, with panoramic views from the mountains to the Pacific. Known for its rugged beauty and rich history, it is one of the most desirable communities on the Coast.
WAILEA HILLS Wailea
The Wailea Hills master brand was developed to encompass a collection of resort residential properties in Wailea on the island of Maui.
In 2019 Ledcor completed a transaction to acquire a portfolio of land in Wailea comprising 8 parcels and approximately 125 acres. This collection of properties will include over 700 homes in a variety of forms, styles and price points.
LA’I LOA Wailea
With 75 luxury condominiums, La’i Loa includes a premium selection of two and three bedroom villas and penthouse homes in 15 boutique-sized buildings.
La’i Loa is the first residential project in the Wailea Hills Collection. This 13-acre community is thoughtfully designed along six lushly landscaped stepped terraces, descending towards the ocean, allowing for spectacular views. With a successful and innovative sales campaign using a virtual platform throughout 2020, construction will commence in Spring 2021.

HONU KAI RESORT AND SPA Kaanapali
Honua Kai is a 38-acre oceanfront resort on Ka’anapali Beach with 700 resort residential units operated as a condominium hotel.
The first 628 units in two towers, Hokulani and Konea, along with commercial, retail, and a beach front restaurant were completed in 2008 and 2009, respectively as a joint venture between Intrawest and Ledcor. The final phase of Honua Kai, Luana Garden Villas, was completed in 2020.
